These are the new apartments set to replace an eyesore former gym in Derby city centre.
Plans to build more than 50 new homes on the site of the former LA Fitness building in Derby city centre have moved a step closer.
Compendium Living has this week submitted detailed proposals to Derby City Council to demolish the premises, in Carrington Street, and build 54 homes on the site.
Compendium is the company behind the £100 million Castleward regeneration scheme.
The firm has already completed phase one of the project, which has involved building 164 homes and retail units along a new boulevard linking Derby Midland Station with the Intu Derby shopping centre.

Now, Compendium is turning its attention to phase two of the project and the plans for the Carrington Street site represent the first stage.
The company had initially envisaged that the next phase would also have included redeveloping the Liversage Street car park – but so far it has not yet been able to conclude a deal for the site, which is operated by NCP.
In the meantime, Compendium is concentrating on developing the former LA Fitness site, which has been derelict ever since the gym closed in the spring of 2016.
According to the planning application, the 54 properties would be made up of 11 houses and 43 flats.

In planning documents submitted by HTA Design, on behalf of Compendium, it said: “The Castleward masterplan consists of several phases. Phase one was completed in early 2017. It has created the boulevard, linking Derby city centre with Derby Railway Station.
“Midway along the boulevard is Liversage Square. It makes the most of the retained trees on site and contains children’s play and informal green space, alongside being the focal point of the public art installation.
“The site to be developed creates part of the south side of Carrington Street, between Liversage Street and Trinity Street, and completes the south side of the main square completed in phase one.”
HTA Design said that it had already carried out a consultation with the council, residents and stakeholders about its plans for the site. This included a community consultation which took place last month and was attended by over 30 people.

It said: “Unfortunately not all of these completed a feedback form, but of those who did, 80% were satisfied with the proposals, with the rest being ‘unsure’. No-one was dissatisfied with the proposals.”
The Castleward project was granted outline planning consent in February 2013 and is to be completed over 15 years across five phases. In all, 800 new homes will be built, creating an “urban village”.

All of the 164 homes which made up the first phase – which had asking prices starting from £100,000 – have now been sold.
The scheme will also feature a new primary school, which has been earmarked for land behind Liversage Street Car Park, which is currently occupied by Derbyshire County Council’s transport department and concrete supplier Tarmac Topmix.
Both would need to vacate the site to pave the way for the school. The school had previously been earmarked for land close to the Liversage Court care home.
